INVESTING ABROAD
I am ready to make my investment so what do I do now?
- CHOOSE THE PROPERTY.
Ask your Walcott Investment consultant to place an option/hold on the unit or entire development in which you are interested. This is done via email or phone. Include detailed information such as unit number, development name and price information. Your consultant will then email and call the developer to place your option and provided you the appropriate Developer’s account information for wire transfer. You must then returned the signed developer’s reservation forms sent by your agent within 48 hrs.
- WIRE THE DEPOSIT
By optioning your property it will take it off the market for 42 hours, during which time you must make a wire transfer in the amount require by the developers to their account. If you decide to use Walcott Investment Ltd Escrow account your transfer to Escrow must cover Escrow’s fees and charges plus £50.00 to cover administration and charges to transfer funds from Walcott Investment Ltd Escrow account to the Developer’s account. Your payment transfer must Include your name, name of the development, and the unit number. Following successful transfer of funds the transfer is complete, you must send a copy of the bank transfer receipt to your Walcott Investment consultant by fax. We will then telephone the developer to make a permanent reservation in your name on the unit.
- LET THE BALL BEGIN!
Your Walcott Investment consultant forward purchasing contract package by email, fax, or post within 3 days. As required by law, all contracts will be in the official language of the contry where the property is purchased and you will also be provided with an English translation. We can send you a translation or you can have translation completed by your own professional translator. A standard purchasing contract package include:
- reservation contract
- lease agreement if applicable
- The floor plan and site maps
- The property description
- A document checklist the mortgage application
- Guidelines on how to prepare these documents
- NEXT STAGE
Contracts are returned to us or the Developers depending on the country and finance type. In any case you must return the following:
- The contracts, signed according to guidelines. Different countries and financial purchase type will determine the required deadlines for returning contracts. If not returned within the specific periods required your contract will become void and in some instances you may loose your reservation deposit.
- As the documents required for mortgages may take some time please feel free to send this information separately if necessary but should be done as soon as possible.
- If you decide not to purchase the property you must inform us from the date you sign the contract to get your reservation deposit back in full. For some markets the reservation deposit is non-refundable.
- As soon as all documents are received your Walcott Investment consultant will send the original documents to the Notaire or the Developer depending on the country where the property is located, and to your appropriate bank. From that point you will be in contact with your Walcott Investment consultant who will liase with mortgae lenders, the Developers and the Notaire on your behalf.
- THE SALES PROGRESSION PROCESS
- The Notaire or Developer will contact you by post to confirm receipt of your reservation contract and deposit, and will begin working on the closing, which normally takes 14 to 90 days depending on country.
- Your mortgage lender will give their approval directly and send a mortgage offer. You must sign and return the mortgage offer within the time period specified by your lender or else your offer will become void. At that time you can open a bank account in person or at your nearest Consulate.
- Your Walcott Investment consultant will keep liaising with the Developers, Notaire and your lender to be certain things are harmonious.
- COMPLETION DATE
You will be informed by the Notary or the Developers of the closing date which will require you to visit your nearest consulate or the Notary in the country where you are purchasing. For some countries documents can be signed at home and returned by post. Your Walcott Consultant and our closing department will be available at anytime to answer any questions you may have. You must ensure that all funds/deposits are available at the time of close. As soon as the funds/deposits are received and all relevant documents are signed, you will receive your confirmation of ownership on the property.
